Mortgage Advice That Considers The Property

The lender needs to assess both your financial situation and the property you want to buy. The 2023 Census recorded 39,009 occupied private dwellings in the Henderson-Massey Local Board area, a 9.8% increase from 2018. Across West Auckland, new developments sit alongside cross lease properties, older homes and houses on bush or coastal sites. Each may raise different lending questions.

New Townhouses And Apartments

Newer homes in Henderson, New Lynn, Westgate, Helensville, Whenuapai and Red Hills may have a unit title, residents' society, shared access or a future completion date. We explain how the deposit, valuation and settlement timing fit together. Your lawyer checks the agreement, title and related property documents.

Cross Lease And Established Homes

West Auckland has many cross lease properties and houses with additions completed by previous owners. If a deck, garage conversion or extra room does not match the property records, lenders usually require additional information. You will need to get advice from the lawyer around the potential future costs to update property documents, and confirmation from an insurance provider that you can still get a policy with no exclusions.

Bush, Coastal And Rural Edge Properties

Homes around Titirangi, Laingholm, Oratia, Swanson, Waiatarua and the west coast can raise questions about access, retaining walls, private wastewater, tank water and natural hazards. Following Auckland's 2023 storms, a LIM, property file and early insurance discussion are especially useful for some addresses. Your lawyer and insurer advise on the property risks. We explain any lending implications.

Advice For First Home Buyers, Upsizers/Downsizers And Investors

Buying Your First Home

A 20% deposit is the usual benchmark, but it is not your only option. We review your deposit, income, regular commitments and likely buying costs, then explain which options may be available.

If you are comparing suburbs or property types, mortgage pre-approval can give you a clearer budget before you make an offer. For a smaller deposit, we can also explain low deposit home loan options, including possible low equity costs and lender criteria.

Buying Your Next Home

Moving often means deciding how the sale of your current home and the next purchase will work together. We compare the timing options and calculate the likely loan after sale costs, existing debt and available equity.

Reviewing Your Current Mortgage

If your fixed term is ending or your circumstances have changed, we can compare staying with your current lender against restructuring or changing banks. Our mortgage refinancing advice covers rates, loan features, possible fees and any lender contribution that may need to be repaid.

Sarah was absolutely amazing in guiding us through the process as first home buyers. She truly went above and beyond, taking the time to answer all of our (sometimes silly!) questions and making sure we felt supported every step of the way. She was always available to help, even on weekends, whether by call or text, which made such a stressful process feel so much easier. We would highly recommend Sarah and couldn’t have asked for a better experience.

Sarah was awesome to deal with and helped us get into our first home :) She was super flexible with meeting times and uses google meets so that we could take the meeting from anywhere. Sarah is super friendly and no question was a dumb question for her, which made us feel really comfortable. She explained each step of the process really clearly and helped us apply for a home loan with the banks, fix our home loan and will be following us up when its time to re-fix. 10/10!

Your Questions Answered

How Much Deposit Do I Need To Buy A Home In West Auckland?

A 20% deposit is the usual benchmark, but it’s not your only option. Eligible first home buyers may be able to use a Kāinga Ora First Home Loan with a 5% deposit. Other low deposit options depend on your income, existing debts, credit history and the property you want to buy.

We add up your savings, any eligible KiwiSaver first home withdrawal and acceptable gifted funds, then allow for legal fees, a valuation and any low equity costs. This gives you a realistic figure to work towards before you begin making offers.

Can I Get Pre Approval Before I Find A Property?

Yes you can. You can apply for pre approval before deciding whether to buy in Henderson, New Lynn, Hobsonville or elsewhere in West Auckland.

The lender assesses your income, deposit, debts and regular spending, then gives you a conditional borrowing limit and lists anything still required. Pre approvals are commonly valid for 90 days and can often be extended or renewed if you are still house hunting.

Is Pre Approval Enough To Make An Unconditional Offer?

No it isn’t. Pre approval is based on your financial position. Final approval also depends on the lender accepting the specific property as security and every condition being met.

A cross lease, unit title, unconsented alteration or natural hazard record may lead to requests for a valuation, proof of insurance or further property documents. Send us the address and sale documents before bidding at auction or making an unconditional offer.

We check the lender’s remaining conditions, while your lawyer checks the sale and purchase agreement, title, LIM and property file.

What Should I Check Before Buying A Storm Affected Property?

Start with a current LIM and property file, even if the home appears to have been repaired. Ask your lawyer to check the natural hazard information, any storm category or remediation records, building consents and technical reports.

Check the address using Auckland Council’s Flood Viewer or GeoMaps and arrange an insurance quote before bidding at auction or going unconditional. If damage or risk is recorded, we ask the lender exactly what it requires. This may include an updated valuation, an engineering report or proof that remedial work has been completed.

Can You Help If I Am Self Employed?

Yes, absolutely. Getting a mortgage when you are self-employed can be harder than when you are in full-time employment, and that is exactly where a mortgage broker can add the most value.

We specialise in helping business owners, freelancers and contractors prepare their financials and secure competitive mortgage rates.

Let’s Talk Through Your West Auckland Home Loan Options

In most cases our advice costs you nothing. We're paid by the lender you choose. In a small number of situations a fee applies, and we'll always tell you before any work starts. It's all set out in our disclosure statement.

We're paid much the same whichever lender you go with, so the recommendation is about the loan, not the commission.
