South Auckland Home Loans Start With The Full Picture

The 2023 Census recorded 21,615 occupied private dwellings in the Papakura Local Board area, a 26.4% increase from 2018. Across South Auckland, established neighbourhoods sit alongside large areas of new housing.

A standalone home in Papatoetoe, a new terrace in Takanini and a house and land package in Drury can all raise different lending questions. We consider each client’s scenario and suggest a lender that will provide the best outcome.

What we work through

What We Work Through With You

Your Deposit And Buying Costs

A 20% deposit is the usual benchmark, but it is not your only option. Some eligible first home buyers may be able to use a Kāinga Ora First Home Loan with a 5% deposit. Other lenders may consider applications below 20%, subject to their criteria. Our low deposit home loan advice explains the available options and possible costs.

Different Income Sources

Self-employed income, overtime, work allowances, benefits, commission, bonus income, secondary income and boarder income are factored in differently by each bank. We compare how lenders treat the income and outline which documents are needed.

Buying With Family Support

Family support may be in the form of a gift, deed of debt, shared purchase or guarantee. We talk you through the pros and cons of the different options and explain the requirements.

New Builds And House And Land Packages

New townhouses around Papakura, Takanini and Manurewa may involve a unit title, residents society/body corporate, shared access or a future settlement date. House and land packages in Drury, Paerata and Pukekohe can include progress payments. Our construction loan advice explains how the valuation, approval and progress payments work.

Advice For Your Next Property Decision

Buying Your First Home

We start with your budget, deposit and likely repayments. A mortgage pre approval can give you a clearer buying range and time to identify conditions or documents that need attention.

Moving To Your Next Home

If you are selling and buying, we calculate the likely equity and compare selling first, buying subject to sale or using bridging finance where suitable.

Reviewing Your Current Mortgage

If your fixed term is ending or your circumstances have changed, our mortgage refinancing advice compares the options of staying with your lender, restructuring the loan and changing banks.

Sarah was a Teacher before moving into mortgage advice. She takes time to understand your circumstances, explains the reasoning behind each recommendation and helps you make informed decisions with confidence.

Sarah is an Excellence Awardee at the New Zealand Mortgage Awards three years running: 2024, 2025 and 2026. She was also named in NZ Adviser’s Elite Women 2026 and received the NZ Adviser Rising Star 2026 award.

“Sarah was absolutely amazing in guiding us through the process as first home buyers. She truly went above and beyond, taking the time to answer all of our (sometimes silly!) questions and making sure we felt supported every step of the way. She was always available to help, even on weekends, whether by call or text, which made such a stressful process feel so much easier. We would highly recommend Sarah and couldn’t have asked for a better experience.”

Sarah was awesome to deal with and helped us get into our first home :) She was super flexible with meeting times and uses google meets so that we could take the meeting from anywhere. Sarah is super friendly and no question was a dumb question for her, which made us feel really comfortable. She explained each step of the process really clearly and helped us apply for a home loan with the banks, fix our home loan and will be following us up when its time to re-fix. 10/10!

Your Questions Answered

How Much Deposit Do I Need To Buy In South Auckland?

A 20% deposit is the usual benchmark, but it is not your only option. Eligible first home buyers may have a 5% option through the Kāinga Ora First Home Loan, while other low deposit options depend on the lender, property and strength of the application.

Can My Family Help With My Deposit?

Yes. Family help can be structured as a gift, loan, shared purchase or guarantee. The lender will need to understand the arrangement, and everyone involved should obtain the legal advice appropriate to their role.

Will A Lender Count Overtime Or A Second Job?

It may. Lenders usually want to see that the income is regular and likely to continue, but their evidence requirements differ. We compare the relevant policies and explain what records you will need.

Does Pre Approval Cover Every Property?

No. The lender must still accept the property as security and may require a valuation, insurance confirmation or other documents. Check the conditions on your approval before making an unconditional offer.

Can You Help If I Am Self Employed?

Yes. We explain which financial records lenders may request and how different lenders assess business income. We can also discuss what is possible if your latest accounts do not show the full current position.

Talk Through Your South Auckland Home Loan

In most cases our advice costs you nothing. We're paid by the lender you choose. In a small number of situations a fee applies, and we'll always tell you before any work starts. It's all set out in our disclosure statement.

We're paid much the same whichever lender you go with, so the recommendation is about the loan, not the commission.
