Cross-Lease Homes
When you apply for a home loan on a cross-lease property, banks and their conveyancing solicitors inspect the title and flats plan closely.
We compare banks and lenders based on your income, deposit and the type of property. We work on the mortgage applications, go through different options with you and guide you through the process.
Sarah is North Shore-based and works with clients across East Auckland, from Pakuranga and Howick through to Botany, Flat Bush and Ormiston.
The 2023 Census recorded 47,001 occupied private dwellings in the Howick Local Board area. Buyers can choose between established homes around Pakuranga and Howick, coastal property near Bucklands Beach and newer developments around Flat Bush and Ormiston. Lenders look at your finances and the property offered as security. We review both before recommending where to apply.

Some East Auckland homes were built during the late 1980s to mid-2000s period associated with plaster-style monolithic cladding. That doesn’t necessarily mean the home is leaky, but it warrants proper investigation.
Before going unconditional, get a building inspection (and weathertightness report done if required), and confirmation of an insurance policy for the property with no exclusions.
For newer turnkey developments around Flat Bush, Ormiston and Mission Heights, construction can take a bit longer, so we work with the lender to ensure the approval is valid for the length of the construction period.
We work out what you could borrow, the likely repayments and the cash needed beyond your deposit. A mortgage pre-approval gives you a price range before you start making offers.
If your deposit is below 20%, we can check the Kāinga Ora First Home Loan and other low deposit home loan options against the lender’s criteria.
If you are moving for a school zone, extra space or a different suburb, we calculate the options for matching settlements, selling first or using short-term bridging finance. We also check whether an existing fixed loan can move with you and what any break cost may be.
We calculate usable equity, expected rent, current debts and lender servicing before suggesting a structure. See our guide to investment property loans.
We check:
From your first numbers to settlement and beyond.
Book a Free ChatWe review your income, deposit, debts, regular spending and plans, then show you a borrowing range and repayments to consider.
We compare rates, features, lending criteria and loan structures across multiple banks and lenders, then explain the recommendation.
We organise the documents, prepare the application and handle lender questions on your behalf. Nothing is submitted without your agreement.
We help you complete the lender’s conditions and work alongside your lawyer through settlement. After the loan is in place, we remain available for future refix and restructure reviews.
Sarah taught economics before becoming a mortgage adviser. She explains how the lender reached its numbers, what may be holding an application back and what could change the result.
Sarah is an Excellence Awardee at the New Zealand Mortgage Awards three years running: 2024, 2025 and 2026. She was also named in NZ Adviser’s Elite Women 2026 and received the NZ Adviser Rising Star 2026 award.
“Sarah is super helpful and easy to work with, she actively communicated and answered all of my silly questions quickly. Highly recommend her for first home buyers and buyers in general. Great to work with and very informed!”
Yes, you absolutely should! Pre-approval gives you a lender-assessed price range before you make an offer. It is commonly valid for 90 days and can often be extended or renewed. The lender must still accept the property, and your finances must remain within the approved position.
A 20% deposit is the usual benchmark, but it is not your only option. Eligible first-home buyers may be able to use a Kāinga Ora First Home Loan with a 5% deposit. Its own eligibility rules apply, along with a 1.2% Lender’s Mortgage Insurance premium. Below 20%, a lender may also charge a low equity margin or premium, so we calculate the loan cost as well as the deposit.
Often, they can. You normally pay a deposit when you sign and the balance at settlement. If the build takes longer than the approval period, the lender may reassess your finances and the completed property. Your lawyer checks the contract, deposit protection and sunset clause, while we manage the finance deadlines.
Yes, many cross-lease homes can be financed. Problems can arise when the flats plan does not match the buildings, work lacks consent or the valuer raises a concern. Your lawyer checks the title and lease. We confirm what the lender needs before your finance condition expires.
Yes, we can handle the lending side, but a mortgage adviser cannot decide whether the home is weathertight. Get an independent building inspection, ask your lawyer to review the LIM and property file, and confirm insurance before going unconditional. We ask the lender what reports it needs and whether the property limits your options.
Yes, absolutely. Getting a mortgage when you are self-employed can take more work than it does on a fixed salary, which is where Sarah can add real value. We help business owners, freelancers and contractors choose a lender that can use their income and prepare the application properly. Documents may include recent financial statements, tax returns or IR10s, business bank statements and GST returns.
If you are buying, moving, building, investing or reviewing a loan, Sarah will tell you what looks workable, what needs checking and what the next step would be.
In most cases our advice costs you nothing. We're paid by the lender you choose. In a small number of situations a fee applies, and we'll always tell you before any work starts. It's all set out in our disclosure statement.
We're paid much the same whichever lender you go with, so the recommendation is about the loan, not the commission.
